www.nexsproperty.com is owned and operated by Chiang Yoke Heng, an authorized marketing referrer for Nexsgen Realty Sdn Bhd, a real estate agency licensed in Malaysia under registration number E(1)1914.
We are a small property marketing outfit based in the Klang Valley, covering launches there and in Melaka. What we publish here is the research end of a new launch: floor plans, unit sizes, indicative pricing, site and facility plans, and honest notes on the surrounding area — assembled so a buyer can compare several projects properly before spending a Saturday driving between sales galleries.
02What We Do
Our service to buyers is straightforward. You tell us your budget, the areas you are considering and what you need from a home. We come back with a shortlist from the projects we market, along with the current price list, the available layouts and anything relevant we know about the development — stock levels, bumi lot releases, rebates, completion timing.
If a project looks like a fit, we arrange the gallery visit and introduce you to a licensed negotiator who takes it from there. If nothing on our list fits you, we will say so. We would rather tell you that than waste your weekend.
03What We Are Not
We are not a property developer, and this is not the official website of any developer. Every project featured here is built, priced and sold by its own developer through the sales channels they appoint. Where a developer runs an official website, that site — not this one — is the authoritative source.
We are not the licensed agency either. Chiang Yoke Heng acts as an authorized marketing referrer. The licensed real estate work — presenting the property, handling the booking form, guiding the sale and purchase agreement and the loan process — is carried out by registered negotiators at Nexsgen Realty Sdn Bhd (E(1)1914).
So when you send an enquiry through this site, what happens is this: we answer your questions and send you the materials, and your details are passed to a licensed negotiator at Nexsgen Realty who handles the official booking and purchase process with you.
04How We Are Paid
Buyers pay us nothing. There is no consultation fee, no registration fee, no deposit and no commission charged to you — not for using this website, not for the shortlist, and not for the referral.
Our income comes from the developers and agencies whose projects we market, through the standard marketing and agency arrangements that already exist in a new launch. Those costs are built into the developer's own marketing budget; they do not change the price you pay for a unit, and they are not added on top of it.
We think you should know this, because it explains our incentive plainly: we are paid when a buyer we introduced completes a purchase. That is also why we would rather turn you away than push you into a project that does not suit you — an unhappy booking that gets cancelled helps nobody.
05Accuracy of What You See Here
Prices, unit sizes, layouts, facility lists and completion dates are taken from developer materials and public sources at the time we publish. Developers change these things, sometimes without notice, and artist's impressions are always conceptual rather than a photograph of a finished building.
We refresh these pages as new information is released, but please treat everything here as indicative and confirm the current position with a licensed negotiator before you commit to anything. Nothing on this website forms part of an offer or a contract.
06Your Data & Privacy
Enquiries submitted through this website are handled in line with Malaysia's Personal Data Protection Act 2010. We use your details to answer you and to pass your enquiry to a licensed negotiator — nothing else. We do not sell your personal data.
